1. Is seller original owner?

A: Yes. Sellers are three brothers. Their grandfather purchased this house and lived there and their parents live the next door (share one wall with this house). The grandfather passed away last year, but he didn't die at the property. He was moved to a nursing home and passed away at nursing home a few weeks after.

The three brothers inherited the property.

2. Why is seller selling the house?

A: I think answer #1 will answer this question.

3. What are the upgrades:

A: The entire house was newly renovated including new roof, new windows, new flooring, new kitchen, new baths and new paint inside/out.

4. How much is HOA fee?

A: $150/month. It includes front landscaping and maintenance of the private road Curtner Glen Ct. There are only 10 homes in this HOA, homeowners manage themselves.

5. What are the schools?

A: Cambrian schools: Bagby elementary, Price Charter middle and Branham high. These are highly rated schools.

6. Is there any problem with this unit that would need repair?

A: No. all inspection (property and termite) were done. A termite section 1, 1A and 1B, but seller said they have done treatment recently, but maybe they didn't mask the droppings after treament, so the droppings shown on the report must be old. We will provide the receipt of treatment. And section 2 items were repaired by contractor too. Homeguard said roof installation has some issue, but we have city permit for the new roof. And roofer has warranty.

7. Why is there a sloping in the second bedroom floor?

A: I asked the contractor. He said the the beam in the subfloor is slightly higher, it was built that way by the builder. There isn't any structural problem.

Everyone likes the house, but doesn't like it is duet. Please tell the buyers that there is a gap between the walls connected to the neighbor house, so there is actually two walls there, they are just connected.   More FAQs:

1. ​Is this a brand new house?

A: Yes, the owner had tore down the old house and built a brand new house. They did keep the old foundation with new piers to meet code and also add new foundation for the addition. The original house is about 1100 sq ft. But everything above foundation is brand new.

2. Who is the builder?

A: The owner is investors. They hired contractors to build this house. 

3. Where is water heater?

A: It is tankless water heater. It is outside the house, on the right side if you face the house.

4. There is a crack in the window in living room.

A: Yes, we are aware of it. The new window has been ordered.

5. Have you received any offer?

A: Yes, we received an offer the first week on the market. But seller is waiting to see more offers, and will review this coming Wednesday.

6. Is there any comps?

A: There isn't many brand new house comps in the area. But the older home with 1700 sq ft listings are selling around $1,750,000 in this area. Last week there were two listings on Lewiston, (Homestead high school), both were sold about $300K over asking price.
